Estate & Trust Real Estate Appraisals in the Charleston Metro Area

An estate or trust real estate appraisal is an independent, documented opinion of a property's value prepared to support estate planning, estate administration, trust funding or distribution, probate, and related property decisions. Executors, trustees, beneficiaries, property owners, and their attorneys and accountants may use these appraisals to help understand what a property is worth so they can make informed decisions. At SC Real Estate Appraisals, we approach these often sensitive assignments with respect, discretion, and clear communication.

Understanding Estate & Trust Real Estate Appraisals

Estate planning, trust administration, probate, and tax reporting are related but distinct purposes, and the appraisal for each is shaped by its specific requirements. An estate appraisal is a broad term for valuing real property held by a deceased person's estate, for tax reporting, equitable distribution discussions, or preparation for sale. A probate appraisal supports the court process when property passes through probate rather than a trust. A trust appraisal helps a trustee value real estate held in a trust to carry out the trust's terms. These are not interchangeable, and not every matter requires the same appraisal.

Our role is limited to developing an independent opinion of real estate value. We do not interpret trust documents, establish ownership, determine beneficiaries' legal rights, or decide how property must be distributed. Those are legal determinations for the court, the executor, the trustee, and your attorney.

When an Independent Valuation May Be Useful

Not every estate, trust, inheritance, or transfer requires an appraisal. An independent valuation may be useful when:

    • An executor or trustee needs a documented value to satisfy estate or trust reporting requirements.
    • A fiduciary is preparing to sell property and wants an independent basis for pricing decisions.
    • Beneficiaries are considering a buyout, a distribution in kind, or another property-related decision and need a neutral value to inform the discussion.
    • Real estate is being funded into a trust or transferred as part of an estate plan and a value is needed for the transaction.
    • A retrospective value is needed for tax purposes, such as establishing a basis for inherited property.

A valuation can inform these decisions, but it does not guarantee agreement among beneficiaries or resolve a legal dispute on its own.

Estate Planning, Administration, and Trust Property Decisions

During planning, an appraisal can help document a property's value when real estate is being placed into a trust, gifted, or otherwise transferred, though placing property in a trust does not automatically require an appraisal. During administration, an appraisal can support inventorying estate assets, preparing for a sale, or informing a beneficiary buyout or distribution.

Appraised value is not necessarily the same as the estate's net distributable value or a beneficiary's payout, and there is no universal formula for buyouts, distributions, or the allocation of debts and expenses. How value is used in a buyout or distribution depends on the governing documents, applicable law, and agreements among the parties, matters to confirm with your attorney or tax adviser.

    Current and Retrospective Valuation Dates

Some assignments call for a current value: the property's value as of the inspection or report date, which is often useful when a sale or buyout is being considered. Others require a retrospective value as of a specific past date. The appropriate valuation date and value definition depend on the purpose of the assignment and should be confirmed with the client and relevant advisers before the appraisal begins.

The date of death is a common effective date, but it is not always the required one. Some situations call for an alternate valuation date or a different valuation standard. For retrospective valuations tied specifically to a date of death, including the "step-up in basis" concept that can affect capital gains when inherited property is later sold, our dedicated Date of Death Appraisal page covers that process in detail. This page focuses on the broader range of estate and trust valuations.

A present-day inspection helps us understand the property today, but it does not by itself establish the property's historical condition or value. Retrospective work may require historical records, photos, and information about changes to the property since the effective date.

    Property Types and Assignment Scope

We focus on residential properties, single-family homes, condominiums and townhomes, multi-unit residential, vacant land, and similar property types. If your assignment involves a property type outside this scope, let us know and we will advise whether we can help or refer you to a qualified specialist.

We can appraise more than one property, but each property typically requires its own scope and fee, one report does not automatically cover every property in an estate. We value real estate, not operating businesses, securities, or personal property, and we do not value LLC interests, partnerships, or entities that own real estate unless that work is specifically within the agreed scope.

Fractional or partial ownership interests involve specialized analysis. The value of a fractional interest is not simply the whole-property value multiplied by the ownership percentage, and we do not apply minority-interest or marketability discounts without a clearly defined and supported scope. If your assignment involves a fractional interest, mention it during the quote conversation so we can confirm whether it falls within our service scope.

    Documents and Information to Gather

Gathering a few items in advance helps us prepare an accurate quote and a smoother appraisal. Not every item below is required, and requirements vary by assignment, share what you have and we will guide you on anything else that may help.

    • Property address and basic details , location, parcel identification, approximate size, and property type.
    • Intended purpose and effective date , what the appraisal will be used for and the requested valuation date, if known.
    • Known ownership information , how title is held, if available, without sending complete trust instruments or sensitive beneficiary details.
    • Property records, surveys, and floor plans , deeds, prior appraisals, or listings when available.
    • Records of improvements, damage, or changes , relevant to the effective date, especially for retrospective assignments.
    • Access and property contact , who can authorize access and serve as the on-site contact.

For income-producing properties, leases, rent rolls, income, and expense information may be relevant where appropriate to the assignment. Please do not upload complete trust instruments, account details, or beneficiary information through the general website form, share those privately with your appraiser only as needed.

    How the Appraisal Process Works

Every assignment is a little different, but a typical estate or trust appraisal follows these steps:

    1. Initial consultation. We discuss the property or properties, the intended use, the requested effective date, and your timeline, then provide a written fee and turnaround estimate.
    2. Engagement and scope. Once engaged, we confirm the scope of work, the value definition, the effective date, the intended users, and any specific requirements from your attorney or tax adviser.
    3. Property observation and research. We inspect the property when possible and research relevant sales, listings, tax records, and market conditions, including historical data for retrospective assignments.
    4. Analysis and reconciliation. We analyze the data, apply the appropriate valuation methods, and reconcile the results into a supported opinion of value.
    5. Report delivery. You receive a written report documenting the methodology, data, and concluded value, ready to share with your legal and tax professionals.

Coordinating With Executors, Trustees, and Advisers

We regularly work alongside estate attorneys, CPAs, executors, and trustees and understand that a delayed or unsupported appraisal can hold up an entire estate. Our priority is clear communication, rigorous methodology, and timely delivery so your legal and financial professionals have what they need.

The person who engages us is our client, and the intended use, intended users, and permitted uses of the report are established during engagement. Report access and confidentiality depend on the engagement and applicable obligations, so beneficiaries do not automatically receive a copy simply by being named in the estate. If specific parties need to rely on the report, let us know so the engagement can be structured appropriately.

    Factors Affecting Cost and Turnaround

Fees and timelines are not one-size-fits-all. They depend on the property type and complexity, the location, the number of properties, whether the valuation is current or retrospective, and the availability of reliable supporting data. After a brief conversation about the assignment, we provide a written fee and expected turnaround before you commit to anything.
