Real Estate Transactions
Independent, accurate valuations to ensure you make informed buying or selling decisions in today's market.
A purchase or sale appraisal is an independent, certified appraisal ordered by a buyer or seller to support a real estate transaction decision. It provides a documented opinion of market value for a specific effective date and intended use. It is one input among several, alongside your agent's advice, current market activity, and your own goals, and not every buyer or seller needs one. At SC Real Estate Appraisals, we provide the appraisal; the decisions about offers, asking prices, contract terms, and whether to proceed remain yours and your agent's.
For a buyer, an independent appraisal can help evaluate whether a proposed price is supported by market evidence before an offer is made or a contract is signed. That can be especially helpful in a cash purchase, where no lender appraisal will be ordered, or when the property is unusual for the area or lacks close comparable sales. The appraisal does not guarantee you will avoid overpaying, secure a lower price, or make a sound investment, it gives you reliable information to make those decisions well.
For a seller, an independent appraisal can help assess an offer or set a defensible asking price, particularly when selling without an agent, responding to an off-market offer, or weighing an offer that seems above or below expectations. The appraisal does not guarantee a higher sale price, a faster sale, or a stronger negotiating position, it provides a grounded reference point. For sellers preparing to list, our Pre-Listing Appraisal service covers that use in more detail.
Independent valuation can be useful when a transaction is not exposed to broad market activity, for example, a cash purchase, a private or FSBO sale, or a transfer between family members. In these situations an appraisal provides an objective reference that neither side has to take on trust. An appraisal does not by itself make a related-party transaction legally compliant or establish its tax treatment, and a sale at appraised value does not eliminate gift, tax, estate, or other legal considerations. Confirm transaction-specific legal and tax questions with your attorney or tax adviser.
These numbers are related but not the same, and they do not have to match:
The appraisal may come in above or below the asking or contract price, and that is normal. Its value is in giving you a grounded reference point, not in validating a preferred number.
The appraiser develops an opinion of market value by analyzing the property's characteristics and the most relevant comparable sales. This typically includes location, lot size, living area, age, condition, quality of construction, room count, and significant features such as garages, water access, or views. Comparable sales are selected for their similarity and proximity to the subject, then adjusted for meaningful differences. We do not use a single highest nearby sale or a neighborhood average price per square foot as a standalone valuation method, value comes from the full analysis, not one data point.
Contract terms and concessions can be relevant to the analysis, but the appraiser does not simply adopt the agreed price. We may ask for the purchase contract or information about seller concessions so the analysis can account for factors that affect market value. We report the supported conclusion whether it is above or below the parties' expectations.
A little preparation helps the appraisal go smoothly. Not every item below is required, and the appraiser will confirm what is actually needed for your assignment, share what you have and we will guide you.
For rented or commercial properties, leases, rent rolls, and income and expense information may be relevant when appropriate to the assignment. Please do not upload sensitive financial records, tenant information, or confidential transaction documents through the website form, share those with us directly if needed.
The appraisal is prepared for a specific intended use and intended user, which are defined when the assignment is set up. Paying for the appraisal does not allow a party to control its conclusion, and simply changing a client name does not make a report suitable for a new use. If you have questions about who may rely on the report or whether it can be shared with the other party, ask us during engagement.
An appraisal does not have a fixed expiration date. Its usefulness over time depends on changes to the property, market conditions, and the requirements of anyone relying on the report. A market can shift between the appraisal date and closing, which is why an appraisal is a snapshot for a specific effective date rather than a guarantee of a future sale price.
A privately ordered appraisal is prepared for your decision-making and is not a substitute for a lender's valuation requirements. A buyer's lender is generally required to order its own appraisal for the loan and is not obligated to accept a report you ordered independently. If you are a buyer hoping to use a privately ordered appraisal for financing, confirm what your lender will accept before ordering. A privately ordered appraisal can still be useful as supporting evidence during negotiations, even when it cannot serve as the lender's appraisal.
Fees and timelines are not one-size-fits-all. They depend on the property type, location, size, complexity, and the availability of comparable sales data. A straightforward single-family home with good comparable data is typically faster and less costly than a unique property or one with limited sales nearby. After a brief conversation about the assignment, we provide a written fee and expected turnaround before you commit. If you have a target closing or offer date, share it so we can confirm timing.
